The Role:

Working with the Group Property MD, your key responsibilities will be;

  • Assist in the management of our existing clients and JV partners portfolios
  • Identify and secure new external property development projects and development management opportunities for the Company, with due regard to Group and Joint Venture Partner development strategies, creating new revenue streams with existing and new partners
  • Demonstrate business cases through project viability assessment and financial appraisal and taking into consideration current marketplace conditions and group business strategy guidelines.
  • Have experience and a good understanding of the property funding marketplace.

The MAG portfolio includes:

  • Commercial office, logistics, and mixed use development opportunities ranging from £10m – £100m
  • Stansted Northside circa 2 million square feet + of logistics development opportunities over the next 5 – 10 years.
  • Airport City 5 million square feet of mixed use development opportunities over next 5 – 10 years.

Accountabilities for this role include:

  • Working in MAG Property with the existing development management and core property teams, the Development Director will assume responsibility for the delivery milestones of all development projects including, feasibility, securing planning and other statutory consents required byMAG, our JV partner clients, assisting with project financing, lettings, ManCo creation and asset disposals and assisting with long-term estate management arrangements for all new developments.
  • Evaluate development sites, conducting viability research, and presenting the information to allow informed decisions to be made by Group Property Managing Director and MAG Board with supporting development appraisals ensuring new development opportunities and/or land acquisitions are viable and deliverable. Development Director will regularly review inputs and outputs for purposes of project management and company business planning including scenario modelling and provide clearly written board reports for JV Management teams and to the MAG Board analysing the development opportunities and any new land acquisitions.
  • Take primary responsibility for ensuring that all legal agreements attendant to a project are complete, accurate and properly reflect the Company's understanding of the transaction/risk profile. There will be significant interaction with internal and external legal teams and project Stakeholders as part of this role.
  • Report and communicate the activities and progression of relevant projects in accordance with MAG Company and JV partner timetables, providing detailed reports as requested for forecasts, budgets, board papers, etc.
  • Provide property support to other parts of the MAG core business in bidding for new opportunities through processes such as OJEU and other similar public procurement methods in the UK and potentially overseas.

You:

A coaching leader who has proven experience of leading and empowering teams to perform, you will have great interpersonal skills and a customer focused approach. Extensive experience in a Property/Construction/Project management related discipline with demonstrable ability to lead a multi-disciplinary teams in delivering large, complex developments is vital, along with a proven track record in closing deals and land acquisition in the commercial property development and/or logistics sector. Other knowledge and skills includes:

  • A Degree or Masters level equivalent education with an ability to work and contribute at Executive Board level.
  • A natural coaching style, passionate about leading and empowering teams to perform with consideration to equality of opportunity for staff and partners
  • Works closely with colleagues and offers support and mentoring to the property team sharing experience and skills for the wider benefit of the company
  • Possess strong interpersonal skills and an experienced negotiator with a customer focused approach and strong entrepreneurial flair and commercial acumen
  • Extensive experience in a Property/Construction/Project management related discipline with demonstrable ability to lead a multi-disciplinary teams in delivering large complex developments and supporting utilities infrastructure on potentially contentious sites
  • Be commercially aware and capable of setting and managing budgets/forecasts and be able to close deals to an agreed programme with an understanding of property contracts and feasibility studies and development appraisals
  • Have excellent communication skills and high level presentation skills, with the ability to challenge constructively
  • Proven track record in closing deals and land acquisition in the commercial property development and/or logistics sector. (5 years + Sector specific & 10 Years in senior management roles)
  • Be based in or around Manchester or the North West and be comfortable to travel to work across the UK as and where required with potential overnight stays away from home
  • Committed to continuing his or her personal and professional development
